Why sell to me?
 

I know you know that land can be generational wealth. They aren’t making any more of it, as the saying goes. And yet, for all sorts of good and valid reasons, people sometimes decide to sell anyway. If that’s where you find yourself, I may be able to help.

My goal is simple: to make you a fair cash offer and get us to closing efficiently by taking care of everything. Once you’ve decided that selling is the right move, the process should be straightforward. You shouldn’t have to do any work, and you should know exactly how much money you’ll receive.  

Along the way, I genuinely enjoy learning about your land and getting to know the people behind it.

I founded Fitz Cray Land in 2022. We specialize in buying larger rural acreages: properties suited for homesteads, hunting, or recreation. Our primary focus is the Carolinas and Louisiana, though we occasionally work in other markets as well.  I work with a small circle of trusted partners for things like due diligence and closing, and in some cases we jointly acquire properties. Whether I’m buying on my own or with partners, my role is the same: to make the process straightforward, professional, and reliable for you.

If you received a card, please give me a call so I can prepare and send you a purchase agreement with an offer price. If you received a letter, simply review the enclosed agreement, sign it, and send it back to me.  

The purchase agreement is like a handshake in writing; it locks in your price and starts the process. If there is more than one owner on the property, all owners will need to sign.  

From there, I take care of the rest.

Once I receive your signed purchase agreement, we begin due diligence. That means one of my partners goes out and looks at your land in person, and I pull the deed to verify ownership, and check things like zoning, access, and utilities.  
If everything checks out, we’re good to go. If something unexpected comes up -- say the land is largely wet, landlocked, or otherwise more difficult to use than anticipated -- we may need to revisit the price. If that happens, I’ll explain what was found and why it matters, and you can decide how you’d like to proceed.  Nothing moves forward without your agreement.

Once due diligence is complete, I send the purchase agreement to the closing attorneys. I cover all closing costs, so there is nothing for you to pay.  

The attorneys then begin the title search. When title is clear and insurance is issued, they schedule a closing. At that point, you receive your money, either by check or wire, whichever you prefer. It’s the same professional process used in any traditional real estate transaction, just without the showings, commissions, or waiting.

This offer is for you if you want to sell your land without hassle, where all you have to do is sign a purchase agreement. It’s for you if you’re unsure how long it might take to sell on your own, because that uncertainty is what I take off your plate. (That’s the tricky part we call underwriting. You get certainty in the form of a check or wire transfer; I take on the risk of resale price and timeline.)
This offer is also for you if you don’t want property viewings, contingencies, or bank appraisals. With me, there are none. I buy land as-is, typically close in 20–30 days, and pay cash. The price you’ll receive is the price in the written purchase agreement. No surprises.


This offer may not be the best fit if you have plenty of time and your main goal is to achieve full retail value. We are buying with the intention of reselling, so our price reflects the time, cost, and risk involved in finding the next buyer. In return, you get speed, simplicity, and certainty.
If your priority is maximizing price and you’re comfortable waiting, you may be better served by listing the property yourself or working with a realtor who can market it on the open market. 


Once we buy your property, we become the owner. In most cases, we then resell it the traditional way by working with a real estate agent and listing it on the MLS. I’m not a developer, and I’m not acting as a broker for you. My job is to give you a fast, clean exit when you don’t want to wait. After you’re paid, we take on the time, cost, and uncertainty of finding the next buyer.

My name is Susanne,

I grew up in the Lehigh Valley, Pennsylvania, as the daughter of German parents, and I am, in truth, a little shy. I may compensate for that with a quirky writing style, but when we speak you’ll find a thoughtful, straightforward person on the other end of the line. I have two fantastic grown children. I love nature, and one of the ways I recharge is by spending time in an off-grid cabin that doesn’t even have a proper toilet, which sounds awful, but is actually very cool. Its location will remain known only to my closest friends. 

I’ve lived in six different countries so far and have a deep love for this beautiful planet we call home. 

Land investing found me by the grace of God. I truly love land. I love nature. I also love organizing data in spreadsheets (yes, really), and I love maps, which turns out to be a useful trait in this line of work ;). More importantly, I look forward to getting to know you and, hopefully, doing business together.
