Hi there, nice to virtually meet you. My name is Susanne and I am the founder of Fitz Cray Land. I want to make selling your land easy and help you so that you can concentrate on just planning your future!
Fitz Cray Land has been in business a little over 3 years as of August 2025. We specialize in buying rural vacant land which is suitable as a homestead and/or for hunting and recreation. We do not invest everywhere. We pick our areas so that we build relationships and expertise over time. We primarily do business in South Carolina and recently branched out to Louisiana. When I say "we", I mean I have trusted partners with whom I partner with over and over again both to help purchase your land (due diligence, closing attorneys) and sometimes also to joint venture with to purchase your land.

Please sign the letter and send it back to me. The letter is not a legal document, it just signals agreement on the terms of the sale. Later the closing attorneys will want to see this letter before they open the file to work towards closing. That means if there is more than one owner, all owners should sign the offer letter.

When I receive your letter, I start due diligence. This means I send one of my partners to walk your land. I also verify ownership, zoning and utilities. We basically check what we are buying.
Once due diligence is complete, I send the offer letter to the closing attorneys. The closing attorneys will send you an engagement letter to verify you really want to sell to us. (Don't worry! We pay all closing costs!) The attorneys then start title search to guarantee that there are no issues with the property. You probably know this, but this is called marketable title. Once marketable title comes back, the attorneys will set a closing date and then at closing you will receive your funds from them. We pay for the closing attorneys, so there are no costs to you.

This is for you if you want to sell your land and not have to pay anything out of pocket and want to receive your money typically within 20-30 business days after the agreement. This is for you if you do not want to wait for property viewings and negotiation and contingencies and bank appraisals, because there are none. We do all the work and you know the price you will get.
This offer is probably not suitable for you if you have time and want maximum retail value. Then we advise you to look for a realtor and list the property yourself and wait for it to sell. To be fair, we will also turn around and sell your land at a markup (or at least we hope to ;)), that is why our price is below retail value.
No, I do not. I either buy the land in readily available cash funds or joint venture with a partner who can. This means that you do not have to wait for bank appraisals or contingencies. We are cash buyers.
Okay, to myself. I grew up in the Lehigh Valley, PA. Think the song "Allentown" by Billy Joel :D. My parents were German. I have two fantastic grown-up children.
I love nature, and sometimes I recharge in an off-grid cabin that doesn't even have a proper toilet which sounds awful but is actually very cool and whose location I will not disclose to anyone but my closest friends. I have lived in five different countries to date and love this beautiful planet we call home.
