Gosh, writing a website is hard, because what you read here keeps changing as I try to get my online message to you just right (not too impersonal, but not promising things I cannot deliver, either). .... I know you know that your land is potentially generational wealth. They don't make any more of it, as they say. But sometimes people decide to sell, anyway, for the best of reasons, and that's where I may or may not be able to help, if this is you. I want to make you a fair cash offer price, and to then help you sell your land so that it's simple and stress-free by basically taking care of everything and guaranteeing you a cash price. All land investors who do what I do deliver on this end, so in my opinion what differentiates us is the offer price and whether or not you like working with us. I hope I can convince you to work with me. In the process, I love learning about your land and getting to know you. That is my mission.
I founded Fitz Cray Land in July 2022. We specialize in buying larger acreages of rural vacant land for use as a homestead or for hunting and recreation. Our focus is on the Carolinas and Louisiana but we also branch out to other markets, for instance recently Michigan. I have trusted partners with whom I collaborate to purchase your land (due diligence, closing attorneys, or sometimes joint venture with to take title to your land).

This concise legal document signals agreement on the terms of the sale; it is a like a handshake that locks in the price for you, effectively telling me you are serious about selling at this price which means we start working on doing our due diligence. Later the closing attorneys will want to see this agreement before they open the file to work towards closing. That means if there is more than one owner, all owners should sign the purchase letter. If you don't feel comfortable signing just yet and have questions, I completely understand. Please do reach out to me!
When I receive your letter
(per email to susanne@fitzcrayland.com or per text to (843) 380-8686 or with the postal service although I have to warn you, that might take a while, which is why if you want to send me a letter please scroll all the way to the end of the website for my street address and zip code to show me you are serious about putting a stamp on it ;D)... so when I receive your signed purchase agreement letter I start due diligence. This means I ask one of my partners to go take a look at your land. I also pull deeds to verify ownership, and call the county about zoning and utilities. If everything checks out, we are good to go. If something does not, such as your land is very wet or difficult to access, we might need to renegotiate.
PS (I do like getting real purchase agreement letters in the mail, though. Please send them. I was not trying to be rude.)
Once due diligence is complete, I send the purchase agreement to the closing attorneys. We pay all closing costs, so there are no costs to you. The attorneys then start title search so that we are insured against any issues that might pop up concerning the property. When title insurance comes back, the attorneys set a closing date and you receive your money.

This offer is for you if you want to sell your land in the most easy, uncomplicated way, without any hassle, where you pretty much do not have to do anything except sign the purchase offer. This offer is for you if you are uncertain where the market for vacant land is going, or how long it would take to sell your land, because that is the risk we take off of your plate. (Translation, that's the tricky bit we call underwriting, and whether that underwriting manifests only time will tell, but that is where I make money, if I do, and so that is off the books for you.) This offer is for you if you want to sell your land and do not want to do it publicly or do not have the energy or time or mindspace to do so yourself. This offer is for you if you do not want property viewings or contingencies and bank appraisals when a potential buyer is working with a lender, because there are none. We buy the land as-is, typically within 30 days, and we pay cash and you know the price you will get as per our written purchase agreement.
This offer is probably not suitable for you if you have time and want maximum retail value. We are like a used car dealer; if you sell to us, you might not get the price the car dealer gets when they sell your car, but you also walk off with your money while they still have to actually resell your car, and get the money they hope to make on the sale (circle back and see the part about risk and underwriting in the section "who is this for"). I advise you to look for a realtor or list the property yourself if you want to get the highest obtainable price over speed and convenience.

I grew up in the Lehigh Valley, PA, as the daughter of German parents, and - fun fact - I am actually a little shy :). I might be overcompensating with my quirky writing style and then when we talk on the phone you might find me quite boring.
I have two fantastic grown-up children. I love nature, and sometimes I recharge in an off-grid cabin that doesn't even have a proper toilet which sounds awful but is actually very cool and whose location I will not disclose to anyone but my closest friends. I have lived in five different countries to date and love this beautiful planet we call home.
